- Exterior excavation and membrane: Excavating around the foundation, repairing cracks from the outside, and installing a waterproof membrane and drainage board is the most durable solution — it addresses the problem at its source.
- French drains and footing drains: Properly installed drains below the footing level channel groundwater away from the foundation.
- Wall stabilization: For bowing or severely cracked walls, structural repairs (carbon fiber straps, steel beams, or wall anchors) paired with waterproofing are essential.
One important note: surface sealants alone (paint-on products) rarely solve recurring water issues. They stop small amounts of moisture temporarily but don’t handle hydrostatic pressure or high water tables common in parts of Chester and Delaware County.
